The project envisions a new 17-storey residential rental building within the Kitsilano area, increasing street safety and contributing new community amenities to the existing neighborhood. The project emphasizes the relationship between the built form and the public realm along W 14th, enhancing engagement through front doors, interactive terraces along 14th Ave., and recreation areas, while proposing bike repair facilities and retail space to foster community interaction. It aims to create sheltered, intimate spaces for socializing and solitude, includes a neighborhood book exchange and community bulletin board, and prioritizes safety and security for all.
The building takes advantage of natural grading to define its primary uses. Establishing the lobby and amenity entrance on the northwest corner enables optimal use of height where the site elevation is at its lowest. Inversely, the adjacent ground-level lofts are elevated to meet the high point at the opposing side, creating a natural hierarchy between the private and semi-public zones. The podium base is defined by an intricate array of arches, creating a guiding arcade to highlight the main building entrance. The tower is formed around the juxtaposition of light and heavy facades, where the east and west are methodically panelized to provide more privacy for the nearby buildings.
