Tillicum Mall Expansion

Rio Can Real Estate Investment Trust, the owners of Tillicum Mall, are involved in and are committed to the ongoing redevelopment of the Tillicum Mall site with the intention of reinforcing its already pivotal role as a major civic entertainment and retail centre within the Municipality of Saanich and the Greater Victoria area. The Mall and its surrounding elements - theatres, restaurants, the neighboring Municipal arena, the future Branch Library and the neighboring park - share parking and access. A multi-use transit node has also been created by the intersection of these uses and transportation systems including transit, pedestrians, bicycles and private vehicles thus increasing Mall viability and arena and library usage.
After an initial expansion of the Mall in 1997 by the previous owners, a new development phase was entered into in 2003 by Rio Can Real Estate Investment Trust The project received approval for redevelopment from the Corporation of the District of Saanich on June 19, 2006. The expansion will include:
- Build two standalone buildings, one with 5,000 sf (TD Canada Trust) and a 5,500 sf building next to the existing Montana Restaurant
- Convert 12,000 sf existing parking space into a retail unit (Fabricland)
- Improved landscape and pedestrian routes
- Improvements to existing on-site transit loop
