Sophia is located at the intersection of East 1st and Scotia, within Creative Campus Subarea of False Creek Flats in Vancouver. The building is divided into two distinct volumes with varied design language reflecting commercial and residential use and is set back from East 1st for street widening/bike path. The commercial concrete podium contains retail units at grade along with East 1st with parking access from lane. Above the podium, there are seven cross-laminated timber & steel residential levels offering a total of 112 rental units in various sizes – micro, studio and 1 bedroom units.
The use of steel and glass at grade reflects on industrial context while maintaining a contemporary look and providing a continuous active retail storefront around the site. A contemporary metal cladding system is introduced at the residential portion of the building. Colors employed on the residential façade are light and compatible with new and historic developments in the area. The landscape on this project provides for a vibrant pedestrian and bicyclist streetscape at grade, plantings associated with private patios on the 3rd level, and a roof deck amenity space.
